WellEra, a Wellness Complex in Thailand, Redefines Real Estate Investment with “Healthspan” as the New Return On Investment
Bangkok Dusit Medical Services Public Company Limited (BDMS), a Thai-owned private healthcare network in Asia, has unveiled WellEra, a wellness complex proposing a broader measure of real estate value: not only what a property returns financially, but how effectively it supports a longer, healthier & happier life.
Under the leadership of Dr. Poramaporn Prasarttong-Osoth, Chairperson of the Executive Committee and President of Bangkok Dusit Medical Services, WellEra represents an investment of over THB 29 billion (approximately $865 million) in Bangkok’s Lumpini district. Developed around the concept of “THE DNA OF WORLD WELL-LIVING,” this wellness-integrated ecosystem draws on BDMS’s more than 50 years of expertise in healthcare, preventive medicine, and Scientific Wellness. It brings together luxury living, hospitality, and retail in a mixed-use environment.
Scheduled to open fully in 2030, the ecosystem integrates four interconnected pillars: BDMS Wellness Clinic, Branded Residence, Urban Wellness Retreat, and Lifestyle Retail. The residential component, Capella Residences Bangkok at WellEra, is co-developed with Capella Hotel Group, combining BDMS’s medical authority with highly personalized, world-class hospitality.

Capitalizing on the Global Wellness Economy
WellEra enters the market as wellness transforms into a major global economic driver. In 2024, the Global Wellness Economy was valued at $6.8 trillion and is projected to reach $9.8 trillion by 2029. Thailand’s wellness economy exceeds $42.7 billion, powered by rapid growth in Wellness Tourism (+36.4%) and Wellness Real Estate (+22.9%), compared to 2023.
These figures reflect a shift in consumer priorities. People are no longer seeking longevity alone; they are actively searching for living ecosystems designed to sustain vitality and quality of life. This momentum positions Thailand to build on its strengths in medicine, tourism, and hospitality while advancing its strategic vision as a global Medical and Wellness Hub.
Closing the Healthspan Gap
Healthspan - the period of life lived in good health, active and free from chronic disease or disability
Lifespan - the total length of time a person lives, from birth until death, regardless of their health condition.
- Global Average: Lifespan is 71.4 years, whereas healthspan is only 61.9 years.
- Thailand Average: Lifespan reaches 75.3 years, while healthspan lags at 65.8 years.
“These figures mean that many people spend the final decade of their lives living with illness and depending heavily on healthcare systems,” said Dr. Tanupol Virunhagarun, Chief Executive Officer – Group 8 (BDMS Wellness Clinic, BDMS Wellness Resort and BDMS Silver), Bangkok Dusit Medical Services Public Company Limited (BDMS). “Our ultimate aim is for Thai people to have a healthspan equal to their lifespan—so that a longer life also means a longer life with vitality, independence, and the freedom to enjoy it.”
Introducing Healthspan as a New Return on Investment (ROI)
Traditionally, most residential real estate decisions are shaped by location, facilities, and price, with success primarily measured by potential capital appreciation and rental yield. WellEra expands this conventional framework by introducing healthspan as an essential new dimension of return on investment (ROI).
This shift recognizes that financial wealth and asset appreciation achieve their greatest value only when individuals retain the physical and mental capacity to enjoy them. In doing so, WellEra broadens the definition of long-term real estate value beyond mere financial performance, evaluating instead how effectively a residence can actively support vitality, well-being, and the number of years lived in good health.
Engineering Wellness into the Built Environment
Designed in collaboration with Kohn Pedersen Fox (KPF), WellEra targets top-tier environmental and health certifications: LEED Gold, Fitwel 3-Star, and WELL Platinum. Its proprietary “6S+ Surrounding” approach translates scientific wellness into architectural engineering:
- Air: Uses MERV-14 filtration with up to 95% efficiency in filtering PM2.5, delivering ICU-grade indoor air standards.
- Water: Features advanced carbon filtration and UV treatment, supplemented by specialized drinking-water filtration to minimize microplastics.
- Light: Integrates Circadian-friendly lighting and a Unified Glare Rating (UGR) of 16 or below to protect natural sleep rhythms without visual fatigue.
- Sound: High-performance wall assemblies engineered to STC-60 standards reduce external noise by up to 60 decibels to ensure restorative sleep.
- Thermal: Manages indoor relative humidity between 50–65% (ASHRAE standards) to optimize comfort and reduce airborne pathogens.
Complementing this physical environment is “Healthcare Humanware Supported by BDMS”, providing residents with 24/7 dedicated nursing and medical support, personalized health management that adapts across life stages, and immediate emergency assistance, including ambulance and medical air-transfer capabilities.

A Benchmark for Future Living
“WellEra has not been developed merely as a real estate project or a new landmark for Bangkok,” said Miss Thitiporn Nookong, Managing Director of BDMS Silver and Assistant Vice President of Property Development. “It represents a new way of living that integrates healthcare, wellness, hospitality, and urban life within one fully connected ecosystem.”
By uniting medical science, sustainable built-environment design, and world-class hospitality, WellEra establishes a benchmark for future living—where real estate is evaluated not only by its location, facility or capital growth, but by how meaningfully it empowers people to live well for longer.
